What Is A Relocation Appraisal?

It can be tough to sell your home and to move to another one. When you have to relocate quickly for a job, the process can be even worse. To make it an easier process, you can get a relocation appraisal.

This is an appraisal that will give your company, as well as you, an estimated price for the house that is being sold. This makes it easier to know what you can expect when it’s sold. It also helps your company to create a compensation package that is accurate.

Relocation Appraisals

Relocation appraisals are used to get an estimate of what a home will sell for. The appraisal professional who does the appraisal will look at many factors of the home.

These include the overall design of it, what comparable sales have been, the current housing market, and the general appeal of the home. There are many factors that go into these assessments, including the home’s curb appeal, whether the appliances are updated, whether the market is good for sellers, and whether the neighborhood is a nice one.

These appraisals are only done so that corporate relocation amounts can be calculated. When the report is created, it gives an estimated time that the same will take, based on the way the current market is moving.

When the housing market is hot, you can expect homes to sell quickly at the asking price or even more. When there is a slower market, often called a buyer’s market, the home may take more time before there is a good offer. The housing market is factored into the final report.

From the standpoint of an employer, the relocation starts with the question of why it’s being done. The anticipated ROI of this move is a major consideration. It’s also important to understand each of the steps necessary for the relocation. It’s also important to communicate to the relocating employee what those steps will be and how they will work. They need to know what they need to do to make it all happen.

It’s a good idea for the HR department to put together a packet of information about relocation appraisals and what it takes to get one as well as how they will benefit. This can help the appraisal go more smoothly and help the relocation process.

From the standpoint of the employee who is relocating, it’s important to ask questions so that the entire process is understood. Employees often want to know how much the company will pay toward the relocation and how much the home price will be. The relocation appraisal will help with these questions and more.

How Relocation Appraisals are Performed

The appraisal will be ordered by the corporate relocation company. There is a form that the appraiser fills out to assess the price of the house in part. When you look at the questions on it, you can better understand what appraisers are looking for as they assess the home.

The appraiser will look at any adverse conditions that might need another inspection to happen, including termites and water damage. They ask about the interior and exterior appeal of the home. A question about the recommended improvements for the home is asked as well as what the level of priority is for them. They also ask about the comparable homes for sale as well as the amount of supply and demand in the area currently.

After the form is filled out and the relocation appraiser is finished, they will give an estimated price for the home and estimate how long it will take to sell it. The company that is ordering the relocation will factor this price into the relocation costs that will be approved.

If an employee doesn’t have a relocation appraisal, the company wouldn’t have any way to know how long it could take to sell the home. There are some employers who will use the appraisal report to offer a guaranteed buyout so that the process happens faster.

How Is a Relocation Appraisal Different From a Mortgage Appraisal?

There are a lot of differences between a relocation appraisal and a mortgage appraisal. While a relocation appraisal is done to estimate the sale price of your home, a mortgage appraisal is done to qualify you for home financing.

Because of this, when a mortgage appraisal is performed, it is done to get the hard value of your home when considering the market value and the condition. When a mortgage appraisal is done, it is done to ensure that the home is worth the price that a buyer will pay for it.

Getting a relocation appraisal is a helpful process for both the employee who is moving and the company that is employing them. It can help to assess what the price will be for the home, how long it will take to sell it, and how the relocation may work for both the employee and the company.
