Do Realtors Work With Appraisal Management Companies?

Published On October 6, 2020

When a homebuyer is taking outhanding over keys a loan to purchase a property, the lender works with an appraisal management company (AMC), like AmeriMac, to get a valuation on the property. At this point in the home buying and selling process, real estate agents are often left in the dark and wonder when they’ll receive the appraisal report and property valuation.

At AmeriMac, we strive for open and clear communication while maintaining a fast turnaround time for appraisals. We know real estate agents need their appraisals done accurately and efficiently. Our appraisers work with you to schedule appraisal appointments within 24 hours of the order, and they appraise the property as soon as possible even on the weekends.

Communication is Key

Throughout the appraisal process, we maintain close and consistent communication with both the lender and the real estate agent. This includes giving them step-by-step notifications at each stage of the appraisal process. Our appraisers are more than happy to show you what goes on behind the curtain.

Our Representatives Are Ready to Serve

In fact, we provide our lender clients with a knowledgeable AmeriMac representative for optimum customer service. They are ready to answer any questions you have throughout the process. AmeriMac chooses the best appraisers that make you their #1 priority. With AmeriMac’s step-by-step notification, real estate agents will know exactly where in the process their appraisal is and how soon it will be ready.

Improving the Appraisal Process

During a typical home sale transaction, the real estate agent’s initial contact with the appraiser occurs when the in-person property inspection is scheduled. However, this realtor-appraiser relationship doesn’t have to end after explaining how to access the property. Having a communicative relationship with the appraiser can greatly improve the turnaround time of your sale by providing more information about the property upfront.

Realtors are Empowered to Interact with the Appraiser

Contrary to popular belief, it is perfectly legal to speak with the appraiser and we encourage it. Although it is illegal to influence, intimidate, or bribe an appraiser in regard to a property’s value, there are no restrictions on sharing information with the appraiser.

Your Information can Help the Appraiser and Improve Turnaround Time

Providing more information to the appraiser can only yield a more accurate valuation opinion on the property. To make the appraisal process go smoother, a realtor could prepare a packet of information including:

  • Homeowners association documents
  • Floor plans
  • Specification
  • Inspection reports
  • Surveys
  • Deeds
  • Plats
  • Covenants
  • Neighborhood details
  • Similar-quality comparable sales
  • Lists and dates of recent upgrades and remodels

Meeting the appraiser at the property and answering questions as they crop up could also expedite the appraisal process greatly.

We Have Qualified Appraisers for All Local Markets

Although appraisers may live outside of the property’s market area, they are required to be knowledgeable of the geographic location in which they are working. This is especially true of the appraisers at AmeriMac, whose diverse knowledge of local markets in all 50 states allows them to produce fast and accurate appraisals consistently.

Report Any Concerns to Your Lender

If you feel the appraisal value is inaccurate in any way, you are within your rights to contact the lender, who is the appraiser’s client. An appraiser is not permitted to discuss the results of the appraisal valuation with anyone but their client (the lender), who ordered the appraisal.

We Can Be the Appraisal Experts for You and Your Lender

If you’re interested in fast turnaround times and open communication, look no further than AmeriMac’s team of expert appraisers. Because lending companies decide who gets your appraisal business, we encourage you to send us your lender list so we can become an approved partner. Contact us today and see how we can improve your appraisal process experience.
